• Write disbursement checks
  
• Prepare long range plan of upcoming expenditures and include them in budgeting process.
  

Property Management:

• All Tenant Relations
  
• Make regular inspections of the property
  
• Facilitate all Tenant disciplinary action including evictions
  
• Maintain all Tenant records, such as Leases.
  
• Prepare and monitor all marketing materials including advertisements
  
• Meet with owners on a periodic basis to review operation
  

Property Maintenance:

• Provide a well maintained, and neat appearing property
  
• Implement preventative maintenance programs
  
• Manage all on going maintenance with Welker Property Management staff, including 24 hour service
  
• Hire and supervise any subcontractors needed
  
• Review maintenance expenditures with budgets to provide maximum income for the owner
